Why Two Similar Multifamily Properties Can Receive Different Loan Terms

It is easy to assume that two apartment buildings with similar purchase prices should receive similar financing. In practice, lenders evaluate the entire risk profile of each property, which means apparently similar deals can produce very different loan structures.

Consider two buildings selling for the same price. One might have high occupancy, reliable rental income, modern units, and limited deferred maintenance. The other could have significant vacancies, outdated interiors, and a substantial renovation requirement. Even though the purchase prices are identical, the risks associated with the two investments are not.

Lenders may also consider the investor's experience. A borrower with a history of successfully renovating and stabilizing similar properties can provide evidence that the proposed business plan is achievable. A first-time investor may need to provide more detail around the renovation strategy, contractor, budget, and timeline.

Projected stabilized value is another important consideration. If an investor expects a major increase in value after renovations, those projections should be supported by market data and comparable properties.
